Industry Tips
Refinancing Loans
If you are considering refinancing, the Better Business Bureau suggests you shop around, compare prices and negotiate. But also move with caution when dealing with some lenders. To help you decide if refinancing is for you and to help you prepare to approach a financial institution, the BBB offers these tips.
When you refinance your home, you simply apply for a new mortgage at the lower rate in order to pay off the old loan. This means that, for many lenders, you will again be required to pay most of the costs you originally incurred to get your first mortgage – loan application fees, title search, appraisal, credit check, lawyer’s services, discount points (in many cases) and other finance charges.
Before you go through the expense of refinancing, check the interest rates to make sure they have dropped to a level that makes refinancing worthwhile. Conventional wisdom states that a two or three percent difference between the rate on your current mortgage and the new rate over a period of time – generally several years – usually offsets the costs you must pay at closing. The ultimate amount you may save depends on many factors, including your total refinancing, whether you sell your home in the near future and the effects of refinancing on your tax situation.
If you decide to refinance, obtain information from several lenders. Knowing just the amount of the monthly payment or interest rate is not enough. Ask for information about the same loan amount, loan term and type of loan so that you can compare the information.
Also, be cautious of smooth-talking lenders that contact you offering easy credit, guaranteed low-interest loans or loan terms that sounds too good to be true. Fraudulent lenders often prey on people who are desperate for cash to pay bills, make home repairs or who do not understand the mortgage loan process. Their loan terms can include excessive fees, high interest rates and provisions that can make it expensive for you to get out of the loan. If a lender asks for an up-front fee before you can obtain the loan, look elsewhere. Be sure to check with the Better Business Bureau and your state attorney general for a reliability report BBB Definition:
report – A summary of activity reflected in a company’s BBB file. Includes basic business background, BBB Accreditation information, and BBB complaint activity over the previous three years. Also reports may include any known government actions, advertising issues or other information that results from activity conducted by the BBB.
on the lending institution (s) you are considering.
Once you know what each lender has to offer, negotiate for the best deal that you can. Have the lender or broker write down all costs associated with the loan. Be sure to read the loan documents carefully and be certain that all spaces are filled in before you sign them. Always assume that any document you sign is a contract. If you do not fully understand it, do not sign it!

I’ve worked in finance for over 20 years(part of that time in mortgage) and anytime the company is with the bbb you can be 1000000% reassured that it is a legitamite company. It is actually highly unlikely to have any problems with a mortgage company and about 90% of major problems come from large companies. So I would not worry.

Great sport fishing boats just a few minutes from costaricadreams.com why are there so many boats not fishing?
We just came back from Jaco Costa Rica. We found a small cluster of sportfishing boats near costaricadreams.com they are great boats with big savings and excellent service. we went out on the 34 ft diamante a 10 ft beam , lots of cover. we hooked up 7 rooster fish. the full day cost us $ 695.00 We asked some of the bigger companies. The price were much higher. I understand overhead , Is there a rule of thumb for price of the sizes of boats. Or is all based on top shelf advertising ? anyone know. I love fishing with people who tell you how it is. We have been put on a list to stay informed as to when the fish are hitting. are there fishing reports , that are not a booking agency ? I want a straight answers. Also I saw and heard on the marine radio , these big boats breaking down , getting skunked. When you pay thousands of dollars , do you get your money back. Or do you just stay away from the older boats ? costaricafishingdeals.com booked us. It was super, a small water taxi took us out to a mooring, nice crew. fish. They said they would rather stay in if the fishing is not great. they also said they could suggest good boats from the beach & marina. Do you think that these bigger fleets will survive ? it certtainly looked like a slow year, I am going back again this year since I was able to shop a good deal.
mack d thanks
admin answers:
Sport fishing and travel are both hurting during this economic crisis.. I note there was no funds for this in the recent economic stimulus bill. Sounds like you got a pretty good deal, and caught some fish…..i recommend that you use the booking agent you trust, and have a good trip. The Big boats will have to adjust if they want to survive…..

Help Puppy Scam What should i do now?
OK.. so i was drawn in by this scammer who told me he had 3 free puppies needing a good home due to his work commitments..
i had never heard of this scam.. but fowarded my details..
my name.. address.. post code.. and tel number
he told me he lived in scotland and the fee to transport would be £80..(for one) i offered to pick up the puppy myself but he ignored this offer, and went on explaining the delivery service. i told him i would have the fee amount by monday the 5th july..
So i haven’t yet paid any fee.. i wanted to check online.. and stumbled across this scam!! so i therefore sent this email
Hello, again,
Im really sorry to have to do this.. whether you are a genuine person trying to home your puppies or whether your another one part of these scams.. i am NOT willing to go ahead with homing this PUPPY, i was advised that i read up on transporting agencies.. when stumbling across this absolutly disgusting scam, of advertising free puppies.. which infact there were no puppies
There are over 50 stories ive read today.. Your first email sounding very very similar, when offering to pick up this puppy myself you avoided this offer and continued to agree on transporting the pup.
I am distgusted in how this can be done to people that are willing to help these animals in need of more attention and care than they are already recieveing, i too was one of them, and gullabull i may be.. i cannot risk handing money over to .. we could say.. a stranger..
If however i was able to pay once receieving the pup.. i therefore would not have such a big problem with this.. but have also read that these so called delivery agencies that offered this option were suewing these people that were no longer willing to pay unless they recieved the puppy first..
I have no option but to withdraw my choice in homing this PUPPY!!
I would now rather pay full price for a puppy that i can see in person knowing i would be able to home.
I will also be contacting a solicitor for if this matter continues and will be notifiying the authorities for my back up.
An email from you regarding this would be appreciated
MY Real name: Bethany Rogers (norfolk)
(i werent so gullabull about putting real name and adress)
I AM NOW VERY CONCERENED.. BECAUSE THE ADDRESS AND NAME I GAVE HIM WERE ACTUALLY MY OWN..
Does anybody have any advice on what i should do next? for my own back up?
Thankyou.. i will never make this mistake again and let as many people know about this like i never!
When i put.. MY real name: Bethany Rogers
this isnt my actual name i did this to try sway this scammer.
The details he already has are my correct ones.. i were so gullabull with the puppy!! thankyou for your help
admin answers:
Calm down. These people do not even live in the UK, they just use a place for whichever country they are trying to work on. As you have not paid any money there is probably nothing that is going to happen at all. However, you SHOULD contact the website owners of the site where you saw the advert and your local trading stanadards office, and/or police.
I am sure this will be the last you hear from these people.
You know, if something sounds too good to be true, it often is. Reputable breeders never give healthy, well-bred, well raised puppies away and never use random web listings. If you want a puppy, pay the regular price for one from a REPUTABLE breeder, and find them from referrals of the parent breed club for your chosen breed – which can be found on the Kennel Club website.

Help me with an online college class dilemma!?
Okay here’s the deal. I am taking an online college course and my teacher is a complete idiot. I am not saying this because I do not like her or anything like that, but more than once I have proved her wrong along with nearly ever other person in my class. She always grades my papers wrong and has to redo them after she realizes it and then she will submit something to me saying that she is sorry but will still have to take points off because it is a state run online college course and it will look as if she is “giving me a break”. Whatever that means, because I really don’t know. Well I recently turned in this quiz listed below and she gave me a grade of 80. This is not a bad grade I know, but I know the answers I submitted were right as I researched and asked others employed in the profession if my answers were correct. I would like to know your answers and I made a deal with her that if I can get at least 10 other people that do not know my initial answers to the quiz to answer the questions the same way that I did, she will give me a full grade. So thanks in advance!
The quiz is about graphic design, marketing, sales, and advertising.
1. What are the differences between a “strategy” and a “tactic” in advertising?
2. What is an SMP? Why is it important?
3. What is “Positioning?” How does an agency help their client achieve this?
4. List three advantages and three disadvantages of working as an independent contractor (freelance designer, photographer, etc) rather than working in an agency.
5. How does an independent contractor know how much to charge for services provided to clients?
6. Write a description of a real or made-up example ofGuerrillaa marketing.
7. Describe one typical section usually found in the written agreement between the client and the agency (Hint: the “Proposal” document and the “Terms and Conditions” document will combine to create the written agreement which will be signed by both the client and agency)
8. How would you handle the difficult situation below?
Your client says you are taking too long to complete the work they asked for. You think they do not understand the process, particularly since there were several change orders to deal with.
9. What kind of problems sometimes come up within the agencies internal management? – How can they be solved?
10. Why is it important that problems within the creative team environment be solved?

David asks…
How much do advertising agencies charge?
For a local diner or a donut shop ect., how much do they charge to help advertise in newspapers, online ads, bus stop ad, ect. Do they charge monthly, yearly up front costs, percentages. How do they work. What is the paper work like. does any one have an advertising agency work at one or uses one. —(california, inland empire)—
admin answers:
Agencies vary greatly. Some work on a retainer. You pay them so much annually or monthly, and they handle all of your advertising. Others will work on a project-by-project basis. You give them the project, and they bid on it.
There are several things to keep in mind. When you advertise, you have two costs — creative and media. For example, if you are producing a newspaper ad, an agency will charge you for the creative time of designing the ad. If you also employ their services to buy the ad space from the newspaper, they will also work with the newspaper to place the ad and will pass along what the newspaper charges to you. Media buying is where the percentages come in. When they place your ads, they get what is called an agency discount, BUT they will still charge you the normal price of the ad. So, they are keeping the amount of the discount for their fee. If you opt to have them do the creative, and you place the ad yourself, you can ask the newspaper, or radio or TV station for the discount yourself. It’s called an in-house agency discount. One other thing. If an agency handles something like a direct mail project for you, you can opt to have the agency create the direct mail piece, work with a printer and a mailhouse to complete the entire project. Or, you can have the agency handle the creative only, get the file from them, take it to a printer yourself and work with the post office to mail it yourself. My point is that what you pay to the agency on a project depends on what aspects of the job you have them handle.
My advice is to contact two or three agencies. Ask to see samples of their work. If you like what you see, ask whether they only work on a retainer or on a project-by-project basis. If you have a small business, the latter may be the most cost-effective way for you to go. Perhaps you would use them for large projects, and handle some of the smaller ones yourself. If you do that, it wouldn’t make sense to be paying anyone a monthly retainer.
I do have one other suggestion. Freelancers are also an option for you. You may not need to work with a full-fledged agency. I was formerly an S.V.P. of Marketing who left my position and started my own consulting company specifically for small businesses. I’m a one-person show working out of my home, so I can offer more affordable prices for a small business owner. Your freelancer will typically charge by the hour, with the rate depending on where you live. There are sites on the internet where you can find freelancers, such as http://www.ifreelance.com. To find someone locally, start asking around. Are there other small businesses in town who have advertising you like? Contact them and ask who does their advertising. More than likely, one of them is using a freelancer. Your Chamber of Commerce or local SCORE office may also have the name of marketing/advertising freelancers.

I do not want certain mails from advertising agencies repeatedly how to stop it?
I do not want some email relating to certain advertising agencies (like viagra or bogus prize winning advertisements) which comes repeatedly. May I know the method of stopping such messages. I do not find any addresses (email Id) to stop such advertisement. kindly help me

When you open your “mail box” there is a check box in front of each message. Check the boxes of the mail you don’t want and go up to the tool bar and click on SPAM. Your server will automatically delete these messages before they get to you. It may take a while to get rid of all of them, but it’s worth the effort.

Are advertising agencies going out of business? is it unrealistic to want to start a Marketing Firm?
I am interested in Television and Film Advertising and Marketing. I am also interested in Film Production and all other aspects of Marketing. I even have a great idea on how to improve Telemarketing for the Marketers and the customers…. any advice is great.

For the most part, ad agencies are not going out of business. They are, however, rapidly changing with new technology and going away from the traditional points of reaching their markets. With recent advances in rotating electronic billboards, media-based cell phones (or on-the-go processors i.e. netbooks/ iPads), social networking sites, and several advances that will be made in the near future, advertising budgets are actually growing to meet the current demands in “new media” over the last couple of years (despite the recession) and will grow even more soon, but they are cutting back heavily on allocated expenditures on traditional TV commercial advertising, stand-alone magazine ads, and the “old” way of creating market awareness.
The biggest advice you can have right now is: follow the current technology trends because that is what is paving the way in advertising, production, and consumerism right now, more so than I have ever seen. There has been a huge spike in social media and computer integration with everything- from digital cameras, post workflows, broadcast, to how we will view this media and be reached at home or “out of home”. It will be surprising for many people how quickly things will change in the next couple of years.

Joseph asks…
Where do you find out what advertising agencies are doing the campaigns for upcoming movies?
I wanted to find out the names of the agencies that do the collateral and media work for major motion pictures. Agencies handle it per movie, or per studio?

I truly have no idea, but you should certainly start looking in California, probably somewhere in a Hollywood directory
